Happy New Year 2016! – 2015 year in review

Happy New Year from Lake Wylie Property @ Keller Williams Realty.  2015 is out – 2016 is here!  We thank our friends, clients and referral partners for a terrific 2015 and look forward to have another awesome year.

In general, the real estate industry is bullish about 2016.  Many Realtors, service providers and industry experts are optimistic that we will continue to see steady and sustained growth in 2016 despite rising interest rates and turbulent foreign markets.

Here’s a quick breakdown of local, 2015 Real Estate market statistics* :


Lake Wylie / Clover (29710 zip)

Homes sales in the 29710 zip code increased from 2014 to 2015.  In 2015 there were a total of 664 home sales in the Lake Wylie and Clover area, compared to 520 sales in 2014.  The median sales price increased from $210,000 in 2014 to $216,500 in 2015.  Also, days on market went down, considerably!  In 2014 it took about 75 days for a home to sell.  In 2015 that number was down to 44 days on market.


Fort Mill / Tega Cay (29715, 29708 zip)

Home sales in the Fort Mill and Tega Cay real estate market saw positive gains over the past year.  In 2015 there were almost 1,500 homes sold in both 29715, 29708 zip codes.  In 2014 there were 1,375 sales.  Median sales price jumped from $263,000 in 2014 to $274,000 in 2015.  Similar to 29710 zip code, the days on market considerably decreased.  In 2014 it took approx 48 days to sell.  In 2015 the days on market dropped to 27 DOM.


Waterfront sales (single family homes)

Lake Wylie waterfront home sales saw mixed results in 2015.  The number of closed sales was up slightly from 106 sales in 2014 to 111 sales in 2015.  The days on market improved from 113 DOM in 2014 to 94 DOM in 2015. However, median sales price was down $20,000, from $577,000 to $557,000.

Lake Wylie waterfront sale statistics are often skewed. Particularly the median sales price numbers.  Keep in mind, there are a wide range of waterfront properties (square footage, upgrades, lot and views) combined with a relatively small sample group.  On a whole Lake Wylie waterfront statistics have improved over the last several years.
